Great little cattle operation and hunting haven! There are 40 acres of woods and 135 acres of cultivation. The property has had wheat planted over the winter and would most likely have hay grazer planted this spring. There is approx 3200' of county road frontage with a Coleman SUD water meter and 2 stock tanks. Electricity has been on the property in the past at an old homesite but isn't currently being used. There are several nicely wooded places to build a home off the road or reuse the previous location close to the county road. There is a nice set of cattle pens with a trap to gather and then work them, with shade for the cattle if you need to leave them overnight. From Cross Plains, take Hwy 36 West almost 1 mile to FM 2707. Follow FM 2707 about 3.7 miles to CR 402 & take a right (west). Go approx 1 miles on CR 402 until it T's into CR 443, take a left (south). Follow CR 443 about 1/2 a mile to CR 400 & take a right (west). First gate is about half a mile down on the right (north) side of CR 400 & entrance gate is 8/10 of a mile from CR 443. Signs will be on gates but please call for an appointment.
From Coleman, take Hwy 206 north to FM 2707 (just south of Cross Plains). From FM 2707 take CR 184 and follow it to CR 172 and turn right (north). Follow CR 172 to a hard right (east) and property will start on your left (north side of CR 400).
Taxes were $204 for 2022 with an Ag Exemption.
