Terrain: There is approx. 40 feet in elevation change from highest point in the NE portion to the lowest point in the SW portion of the ranch. There are several excellent building locations scattered around the property with great views.
Improvements: There is a nice set of pipe pens in the NW corner close to the county road for hauling cattle out. This corner of the ranch has some interesting history, it used to be a housing neighborhood for the Humble oil company.
This northern tract can be purchased separately.
Any owned minerals will convey. There is a grazing lease in effect until the end of the year.
From Brownwood or Early, take Hwy 183 North just past May to FM 583. Take a left on FM 583 (west) approx. 7.2 miles to just past the community of Williams and take CR 433. Take CR 433 to .2 of a mile to CR 120 and turn left (south). Follow CR 120 approx. 1.25 miles to the entrance into property on the right (west) side of CR 120. Additional southern tracts are on the south side of CR 120 and on both sides of CR 118.
To get to the northern tract, take FM 583 to CR 428. This northern tract has FM 583 as the eastern boundary, CR 428 as the northern boundary and FM 2940 as a southern boundary. This tract is the north and western ¾ of the block.
Taxes were $6,701.46 for 2022 with Ag Exemption.
